Facilities Management
The operation of buildings and workplace services in use: maintenance, services delivery, space management, health and safety, and increasingly the data-rich operation of instrumented environments. Its research base (IFMA, EuroFM, academic FM research) studies how facilities perform as operated systems.
FM is where the workplace strategy lives or dies daily: settings maintained or drifting, booking rules operated or abandoned, environmental systems tuned or neglected. It is also Recalibrate's operational engine — the function that runs the evidence streams, executes proportionate responses and knows the building's actual behaviour better than any assessment. Strategy that treats FM as downstream janitorial inherits operational failure.
- What does this workplace cost and require to operate as designed?
- Which strategy assumptions create operational load the design didn't price?
- How do operational data streams feed strategic recalibration?
- Where is the delivered workplace drifting from its specification?
- FM research and standards (ISO 41000 series)
- Operational data: maintenance, complaints, service requests, space management records
- Operating cost benchmarks
- The FM knowledge layer: what the building actually does, held by the people who run it
FM at the table from Discover, not at handover; operability as a design criterion in the Kit and Guidance; the operational evidence layer (complaints, requests, drift observations) formally integrated into Recalibrate; strategy assumptions costed for their operational consequences.
Spatial Performance Review
The periodic re-assessment of spatial supply against evolved demand — the Diagnose-phase taxonomy discipline operating as a standing review.
Booking Behaviour Analysis
The systematic analysis of reservation behaviour — what people book, hold, abandon and avoid — as a continuous demand signal and early-warning layer for friction.
Workplace Behaviour Review
The periodic qualitative review of how people actually behave in the workplace — the norms, adaptations and workarounds that quantitative streams register but cannot explain.
Data Requests
Build a structured evidence inventory across business, workforce, portfolio, financial and technology data before fieldwork begins.
The handover cliff: strategy and design demobilising at occupation, FM inheriting a concept it never shaped, operating assumptions it never saw. The workplace then drifts, and the drift gets blamed on FM rather than on the handover that orphaned it.
Data-driven FM and its integration with strategic workplace management is the field's active frontier — the operational half of the living-strategy argument.
